Despite the technology glitches of the past few weeks that prevented thousands of emails from being delivered, both the Greater Bangor Real Estate, Housing & Land Use Conference and the Greater Andro conference are still ON!  And

Excitement! On Thursday morning, I was visiting my aunt and uncle in Bangor when I got a call from Clay Gordon, of the Bangor area Channel 7 ABC/Fox network, who wants to interview me sometime next week for his morning show. Cool!  Let’s hope he still has a spot open, since it took me nearly a day and a half to wade through my emails to respond to his written follow up – I’ve offered to be available on Tuesday morning.  (If you’re up thataway, tune in to see how smaht I sound – cross my fingers!)

Why Should a Real Estate Agent Attend the Maine Real Estate, Housing and Land Use Conferences?

I Love Real Estate

If you’re in real estate, you know that the myriad of laws governing your business change so frequently it can be hard to stay on top of them all.

And even with all the possible ways of marketing your business – traditional (such as newspaper ads, radio, television, press releases and so forth), social media (Facebook, LinkedIn, Twitter, Pinterest, Digg, Postlets, Trulia, Zillow), and other tools (QR codes, various apps downloaded to your smartphone) – there’s nothing that beats getting out and meeting the people who are also interested in real estate.

Our conferences are designed to meet the educational needs of Maine real estate agents, as well as help to connect you with others in your business who can be good contacts and referral sources… which we hope will help you gain new clients such as the current landlords and potential real estate investors who attend our events.  That’s why we’re developing our conferences to have concurrent tracks for REALTORs, landlords, professionals in the housing business, and land use engineers, as well as opportunities for exhibitors, sponsors and advertisers to meet with you.

We also believe there’s no such thing as too much education.  My master’s degree is in the administration of adult education programs and I’m a major believer in life-long learning.  Even as young as high school age, I was seriously curious about everything around me, and am sort of a nut for learning as much as possible about every possible topic.  In fact, I graduated high school with 29 and a half credits, even though our school (Telstar Regional High School) only required 16 credits at the time!

In real estate, the rules and regulations change so frequently, and the consequences are so severe for an agent who misinforms a client (whether by omission or by lack of knowledge), that agents MUST stay on top of all the latest information.  So although agents only need 10.5 continuing education units per year to maintain their licenses, it really benefits everyone if agents stay on top of all the the changes, updates, and nuances of the various laws… and to do that by taking classes with the professionals who have the most recent information.

We don’t see our conferences as “instead of” the educational classes put on by the local REALTOR boards, but rather as an addition to… more of the kind of good stuff that will help make you the most successful agent you can be.

Bucksport, Maine on a Perfect Fall Day

Most of the time I’m stuck behind the desk in my home office, which means my view is pretty limited and of course, doesn’t vary much.

Some days, I’m lucky enough to be able to work from our 1200 square foot back deck.  It’s on two levels, and built into a wooded hill with a 45 degree pitch, a babbling brook down below, and a frog pond off to one side.  Those days are the best.

But yesterday was one of those that’s hard to beat.

Because of a major technology glitch in which emails on our upcoming conferences were disappearing into black holes (not spam or junk folders… just literally gone), I decided I had to get out and hand-deliver conference flyers to real estate agencies and other businesses in the greater Bangor area.

I couldn’t have picked a better day for a road trip.  It was an absolutely glorious fall day in Maine.

First stop, Belfast – a quaint and fun little town where I once had the best bowl of oatmeal of my life.  Unfortunately, that cafe is long gone, but the Belfast Co-op is still going strong… and I couldn’t resist a giant oatmeal-walnut-chocolate chip cookie as an early lunch.

From Belfast, I headed to Ellsworth via Bucksport… and had to pull over at a “scenic viewpoint” to take the pictures posted here.  I had forgotten how beautiful Bucksport is, and the bridge is absolutely stunning.  And fun to drive across!

Ellsworth has grown.  A lot.  The wonderfully historic downtown with a concentration on boutique and artsy type shops anc cafes is much as as I remember it, but has also become a gateway to a huge concentration of malls, box stores and massive development.   Some of the locals I spoke with shook their heads when I mentioned the area has changed in the 30 years since I’d last been there.  Yes, it’s progress.  Is it good or bad?   It all depends on your perspective, of course.

Then off to Bangor… another lovely drive.  Years ago (1977 and 78), I lived in Bangor, but it’s also changed considerably.  It amazes me how much highway there is for the small population, but given the huge land area covered, that highway is pretty necessary….  and even though I’ve been there quite a few times in the past year or so, I can still get a little lost.  Luckily, yesterday went like a charm, and I was able to touch base with about 15 or so real estate agencies.

So, even though technology glitches can be a nightmare, sometimes it means one just has to get out from behind one’s desk and be reminded of the real world.

My only regret?  I didn’t take more photos.

A Widespread Email Glitch? Holy Black Hole, Batman!

10/18/2013.  UPDATE and ARGH!!  Yesterday we learned that a significant percentage – as high as 50% or more – of the thousands of emails we’ve sent out every couple of weeks regarding the conference never made it to the intended recipients – and that the problem is widespread throughout the Bangor area, and perhaps even beyond.  Phone calls to dozens of people yesterday confirmed this, and we’ve been asked to please re-send the information on the Bangor Area conference.  (We have no idea if this is confined to the Penobscot area, or if it’s hitting further south and east.)

As a result, so many people have not only missed the Early Bird Rate, but haven’t gotten anything from us, that we’re redoubling our efforts to get the information out to everyone…. AND we’re reducing our prices.  Ordinarily the Early Bird Rate would be long gone by now, but we’re reinstating it until October 24 at midnight.  And we’ve reduced the Last Minute Ticket pricing to our regular price rather than the higher rate needed to cover last minute expenses.  This seems the only fair way to handle such a difficult situation.

So if you see inconsistencies in our prices anywhere, please make allowances – it’s an awful lot of work to go back and find all the changes that must be made, especially during the final few weeks leading up to a conference.

Bruce Hackett, President of Safe Air – New England will teach an 8 hour course on Environmental Awareness for REALTORs® and other interested real estate professionals at the Greater Bangor Real Estate, Housing and Land Use Conference on October 31 at the Cross Insurance Center in Bangor.

The course consists of four modules, each of which offers 2 CEUs approved by the Maine Real Estate Commission to meet Maine real estate agent continuing education requirements, for a total of 8 CEUs for the day.

8:00-10:00, Asbestos. Health effects, locations where one can expect to find it, materials known or suspected of having asbestos, proper removal techniques and regulatory requirements.

10:00-12:00, Indoor Air Quality. Typical culprits affecting IAQ, efect of moisture, IAQ background, regulatory issues (lack of), inspection methods & tools used, typical areas in the home where mold is found.

1:15-3:15, Lead Paint. History of lead & its uses, health effects and where commonly found. When lead becomes a hazard, work practices for safe removal, regulatory overview.

3:15-5:15, Weatherization. What is weatherization & why it’s important; moisture & its effect on buildings; attic venting; the #1 issue in Maine; preventive measures

The Greater Bangor Real Estate, Housing & Land Use Conference offers 4 conference tracks: one each for REALTORs®, landlords, housing professionals, and land use engineers.  OHI is the designated non profit, and attorney Paul Mills will keynote the Opening Reception with his discussion of “Squatters Rights, Rights of Way, the North Pond Hermit, and Other Perspectives of How Fascinating & Entangled the Law and Human Interest Can Be“.

The Opening Reception will also include a self-defense workshop by Maine Traditional Karate, and fun Halloween activities including the Monster Mash and a broom riding contest.

If you’ve delayed buying your tickets to either the Greater Bangor Real Estate, Housing & Land Use Conference with Trade Show (Oct 31-Nov 01) or the Greater Androscoggin Real Estate, Housing & Land Use Conference (Nov 08), this weekend is the time to buy!For just 48 hours, from 12:00 noon on Saturday, October 12 to 12:00 noon on Monday, October 14, all tickets, exhibit spaces, sponsorships and conference program ads are at least 16% off… that’s one heck of a savings!  And there are other specials, too.Here’s the scoop on tickets….

Deal #1.  One day conference tickets to either the Bangor or the Androscoggin conference are presently $89 (and a few days before the events will increase because of the logistics of working with our venues, ordering food and so forth).

For 48 hours, we’ll knock 16% off those 1-day tickets, bringing the price down to $74.76, saving you $14.24 per person.  We’ll do the same for all of the other conference tickets, too… so in Bangor, two days that would ordinarily be $139.00 will be $116.76… saving you $22.24!

Deal #2.  If your office buys tickets for 4 people, one additional person will get to attend for free!  That’s a 20% savings – or $17.80 in savings per person!  (That means that if 5 people from the same office were to attend the entire Bangor conference, it’s a total savings of $189.00 – or $37.80 saved per person .. not too shabby.)

Deal #3If you’ve already bought your ticket, and can sign up another person to attend, we’ll refund you 20% off your ticket price… and will do that for every single person you sign up.  (So sign up 5 people, and get in for free!)

Now, for sponsorships, exhibit spaces and conference program ads…The deal is pretty similar (except the Androscoggin show is sold out of exhibit spaces).Deal A.  If you sign up for exhibit space in Bangor, or a sponsorship or ad in the conference program for either conference, we’ll give you 25% off the regular rate cost (that’s even better than the Early Bird Rate, which ended a few weeks back).  In Bangor, the savings on a $399.00 exhibit booth will be $100.. so the cost to you is only $299.00!

Deal B.  If you sign up another person to buy an ad, exhibit space or sponsorship at the same time as you’re buying your own ad, exhibit space or sponsorship, we’ll give them 25% off the cost, and give you 33% off! (Now that’s sweet.)

Deal C. If you’ve already bought your exhibit space, sponsorship or ad, and can sign up another, equivalently-priced (or more expensive) space, sponsorship or ad, we’ll give them 25% off their cost and we’ll refund you 33% of whatever you’ve already paid.  (You must already be paid in full.)

Remember, these deals are for 48 hours only, and will not be available on the Eventbrite website; you’ll have to call me directly with a credit card (or arrange to hand-deliver a check or cash over the weekend).
