Too often businesses will pay good money to exhibit at a conference or trade show, including purchasing expensive backdrops, displays, brochures and other materials – and then neglect to invite their contacts to attend and visit them.   This makes even less sense when the business is presenting a workshop or seminar, when showing off their expertise is exactly the way to nail a potential client.

Participating in a trade show generally requires a significant commitment of your time, money and resources. However, if you plan well, you can supercharge your sales funnel through trade shows.

At Jifflenow, we have powered meeting management solutions for dozens of Fortune 500 companies for the last few years at some of the major trade shows and conferences. We have observed the best practices followed by these companies on winning the mindshare battle at trade shows. This article will share some ideas from what we have learned so far.

A Quick Refresher on AIDA Model

One of the common models to describe a sales funnel is the AIDA model. AIDA an acronym for:

    • Awareness: Get the person to know that you exist.
    • Interest: Raise the person’s interest about your offering.
    • Desire: Convince the person that your offer is what they need.
    • Action: Move them towards taking action to make the purchase.

Working with the Model

Trade Shows provide an amazing opportunity to move your prospects and customers through this sales funnel. Here are some ideas to consider:

1. Raising Awareness:

Participation in a trade show provides a perfect excuse to touch those people in your list (prospects) that you have not touched for a while. A simple email asking whether they plan to be attending the trade show can break the ice and lead to a few more conversations either via email or it might even get upgraded to a phone conversation.

A small percentage of the outreach will result in positive replies and some of them even may be attending the trade show giving you an opportunity to invite them to a meeting that will move them from Awareness to Interest.

2. From Awareness to Interest:

This is where all your investments in building thought leadership will come into full use. Here you are targeting people who are familiar with what you do but have not taken keen interest to take a deeper look. The core strategy here has to be “Education.”

Invite these people to one or more of the following:

    • Breakout sessions about trends in the industry
    • To meet with industry experts on your staff
    • Demonstrations of cool new product offerings

etc.

Conversations at these educational sessions can determine which of the prospects might move into the next sales stage.

3. From Interest to Desire:

This is where you are engaging with “real” prospects that have shown interest but have not decided to proceed with one or more of your offerings.

The goal of your salespeople should be to get these “hot” prospects to meet with your star solution architects, product managers and combine them with one or more members of the management team.

The agenda of those meetings has to be to discuss specific projects and opportunities how your offerings can bring a significant value to their present situation.

4. From Desire to Action:

This is where you are engaging with prospects that are in the “last mile” of discussing specific deals with your organization. This is also the “power play section of the trade show activity. You need to bring key management team members to show the commitment to the relationship.

The goal of salespeople is to get the right decision makers from both ends (prospects and your organization) to the table. Not just that, they need to brief the internal team and arm them with all the information

What Next?

Think about the above for the next trade show you are planning to attend. What you have to work with is a superset of all the prospects that you can reach related to the topic of the trade show. Categorize these prospects into various buckets (A.I.D.A) and create a plan of attack to for each category of prospects to move them to the next stage in the sales cycle.

A 203k Loan is one of the most exciting and misunderstood loan products available.  The popularity of this product has exploded around the country but the 203k is not being utilized to its potential in Maine.

I am Dan Link, a certified 203k Consultant certified by the U.S. Department of Housing and Urban Development. (HUD)  I teach classes to realtors around Maine on the subject of 203k loans.  It is really a simple concept but most realtors are afraid or feel it is too difficult.  Nothing could be farther from the truth.

Many Realtors will not hesitate to help their clients to finance a home using a traditional FHA loan.  HUD calls that a 203b type loan.  A 203k loan (also an FHA type loan) is virtually no different than a 203b loan except that it has a construction component.  That means you have to get a quote from a contractor to do the work and submit it to the lender.  Otherwise they are the same.  The extra paperwork associated with the loan is mostly associated with the contractor and his bid.  If a buyer qualifies for a traditional FHA mortgage, then they will have no problems qualifying for a 203k loan.

The real secret to making 203k loans work is to make sure you have the right players on the team.  A good 203k team has a lender experienced in 203k loans, a realtor who understands the process, a contractor who is chosen by the borrower and approved by the lender and a good 203k consultant.  With a team like that, the entire process is smooth and fast.

Why Should a Real Estate Agent Attend the Maine Real Estate, Housing and Land Use Conferences?

I Love Real Estate

If you’re in real estate, you know that the myriad of laws governing your business change so frequently it can be hard to stay on top of them all.

And even with all the possible ways of marketing your business – traditional (such as newspaper ads, radio, television, press releases and so forth), social media (Facebook, LinkedIn, Twitter, Pinterest, Digg, Postlets, Trulia, Zillow), and other tools (QR codes, various apps downloaded to your smartphone) – there’s nothing that beats getting out and meeting the people who are also interested in real estate.

Our conferences are designed to meet the educational needs of Maine real estate agents, as well as help to connect you with others in your business who can be good contacts and referral sources… which we hope will help you gain new clients such as the current landlords and potential real estate investors who attend our events.  That’s why we’re developing our conferences to have concurrent tracks for REALTORs, landlords, professionals in the housing business, and land use engineers, as well as opportunities for exhibitors, sponsors and advertisers to meet with you.

We also believe there’s no such thing as too much education.  My master’s degree is in the administration of adult education programs and I’m a major believer in life-long learning.  Even as young as high school age, I was seriously curious about everything around me, and am sort of a nut for learning as much as possible about every possible topic.  In fact, I graduated high school with 29 and a half credits, even though our school (Telstar Regional High School) only required 16 credits at the time!

In real estate, the rules and regulations change so frequently, and the consequences are so severe for an agent who misinforms a client (whether by omission or by lack of knowledge), that agents MUST stay on top of all the latest information.  So although agents only need 10.5 continuing education units per year to maintain their licenses, it really benefits everyone if agents stay on top of all the the changes, updates, and nuances of the various laws… and to do that by taking classes with the professionals who have the most recent information.

We don’t see our conferences as “instead of” the educational classes put on by the local REALTOR boards, but rather as an addition to… more of the kind of good stuff that will help make you the most successful agent you can be.

Good Things Come from Being Chosen as the Designated Non-Profit at a Maine Real Estate, Housing & Land Use Conference

As someone who’s always worked at least two jobs, or has worked for someone else while also running my own business, I figure that all told, my 40 year work career actually adds up to about 80 years of experience.  And since at least 30 percent of my career has been in the non-profit world (not to mention all of the years serving on non-profit boards), that means I have a good few decades or more in furthering the goals of not-for-profit organizations.

(Plus, for 10 years I ran a for-profit social services agency – we had essentially the same funding mechanisms as the non-profits, but with the disadvantages of being unable to get grants and donations, while also having to pay income, sales and property taxes.)

This means that supporting non-profits is second nature to me, even though my primary business is “for profit”.

And that means that we try to actively help non-profits with similar goals as our conferences.

A few months before each Real Estate, Housing & Land Use conference we publish Requests for Proposals from agencies providing food, clothing and shelter.  It’s a simple, one-page RFP; having worked as a grant proposal writer, I know how much work it can be, and sometimes for no results at all.

Agencies applying for Designated Non-Profit status are then rated on items that help our committee determine whether the organization meets our criteria.  The scoring grid looks like this – you’ll have to click on the diagram to view it more easily:

The agency with the highest number of points earns our Designated Non Profit Status.

What that gives them is

  1. a free exhibit booth
  2. the option of having conference attendees donate above the cost of their registration fee to the agency
  3. the ability to ask for donations during the event, and
  4. a 3-minute self-introduction prior to the keynote presentation.

Also, we often need volunteers to help with our conferences, and will donate $10 per hour of approved volunteer time to the exhibiting non-profit of that volunteer’s choice… so there’s another possible donation.  And, we’ll help that non-profit develop a fund-raising project specific to their participation in our conference.

From our perspective, it’s all about being a good neighbor.  Don’t you agree?

I Heard Someone Died in This House…. A Question Real Estate Agents Are Sometimes Asked

The newsfeed Digg included the blog above about a website called DiedInHouse.com, which claims – for $11.99 – to tell you if someone has died in a particular house anywhere in the U.S.  The blogger, Chris Matyszczyk, starts to check into the site, then reads the disclaimers – which basically say that you can’t trust the information they’re about to provide you.   Great, huh?  We’ll tell you if someone died in this house, but we don’t have all the information so we may be wrong.  Mr Matyszczyk decides it’s worth the $11.99 to check it out.  (What the heck, it’s a business deduction, right?)

The result?   No one has died in his house.  But of course, they may not have all the information, so it may be that someone did and they just don’t know.

I figured it would be fun to spend 5 minutes checking the site out, although there’s no way I’ll spend $11.99 on this (then again, I’ve lived in some pretty creepy places…).

Since the laws vary across the U.S. as to whether a REALTOR is required to disclose to potential buyers if a murder or suicide has occurred in a property, this site purports to help buyers out with the question.

Bruce Hackett, President of Safe Air – New England will teach an 8 hour course on Environmental Awareness for REALTORs® and other interested real estate professionals at the Greater Bangor Real Estate, Housing and Land Use Conference on October 31 at the Cross Insurance Center in Bangor.

The course consists of four modules, each of which offers 2 CEUs approved by the Maine Real Estate Commission to meet Maine real estate agent continuing education requirements, for a total of 8 CEUs for the day.

8:00-10:00, Asbestos. Health effects, locations where one can expect to find it, materials known or suspected of having asbestos, proper removal techniques and regulatory requirements.

10:00-12:00, Indoor Air Quality. Typical culprits affecting IAQ, efect of moisture, IAQ background, regulatory issues (lack of), inspection methods & tools used, typical areas in the home where mold is found.

1:15-3:15, Lead Paint. History of lead & its uses, health effects and where commonly found. When lead becomes a hazard, work practices for safe removal, regulatory overview.

3:15-5:15, Weatherization. What is weatherization & why it’s important; moisture & its effect on buildings; attic venting; the #1 issue in Maine; preventive measures
